FACILITIES AND TECHNICAL MANAGER

SUMMARY:
This role will be reporting the General Manager and manage to full facilities spectrum on the expense side of the asset. He/She will be technically focused on the technical systems in the asset while he/she will via subordinates ensure all building services elements and operational management issues such as Security and Cleaning etc. is managed by the relevant staff.

Duties:
Main purpose / objective of the position: With specific reference to OHS, implement systems and procedures to ensure:

1. that all machinery are suitable for the purpose for which they are used;
2. that they are installed, operated and maintained (including any safety equipment) in such a manner as to prevent the exposure of persons to hazardous conditions or circumstances;
3. that all exposed and dangerous parts of machines, within normal reach of persons, be effectively safeguarded;
4. that machines are only operated by persons who have been authorised and who are fully aware of the dangers attached thereto and are conversant with the precautionary measures to be taken or observed to obviate such dangers;
5. that effective precautionary measures are developed and implemented to protect persons whilst performing maintenance, cleaning or adjustment work;
6. that any prescribed statutory inspections and/or tests be performed by a competent person and that the records in this regard are kept and maintained; and that any machine which threatens the safety of any person be stopped immediately

• In addition to manage operational activities of the asset. Inspection/technical assessments of buildings and equipment, management and control of service- and maintenance contractors, management and control of tenant installations and execution of building relevant activities as predetermined by General Manager.
• Responsible for health and safety at the centre. To plan, direct, coordinate and budget, either personally or through subordinate personnel, all activities concerned with the operational infrastructure and operational management of the asset, including building construction and repairs, airconditioning, electric and electronic equipment, PV systems, plumbing and civils, cleaning, fire equipment, hygiene equipment, landscaping, parking, pest control, safety and security, smoke ventilation and waste Management services.
• Management of utilities and improvement of utility costs and consumption. Management of all sustainability requirements for the asset.
• Ensure Procurement processes are properly governed and managed. Management of tenant churn processes like vacating and tenant installations etc

• Someone who can be appointed as a GMR 2(1) and is either a graduate engineer and has had not less than two years' post-graduate practical experience in the operation and maintenance appropriate to the class of machinery he is required to supervise and who has passed the examination on the Act and the regulations made thereunder, held by the Commission of Examiners in terms of regulations E5 (2) of the regulations published under Government Notice R.929 of 28 June 1963, or is a certificated engineer.
• Ideally has a minimum of 10 years' experience in Facilities / Operations / Technical Management.
• Preferably holds a minimum qualification B degree in Mechanical or electrical engineering. Tertiary Facilities Management diploma, OHS knowledge / training and management training will be advantageous.
• Must have very good knowledge or experience in HVAC / Electrical and other building systems. Government ticket is a bonus. Will take health and Safety responsibility for the site.
• Experience in maintenance management is required.
