Junior Development Manager (Delivery) - Midrand

SUMMARY:
Role Overview
The Junior Development Manager – Delivery is responsible for managing and monitoring the full lifecycle of development projects from inception to close-out. The role focuses on delivering high-quality, resource-efficient, and sustainable developments on time and within budget. It includes the coordination of internal and external stakeholders, as well as compliance with planning regulations, procurement policies, and strategic development objectives.
This position plays a key role in both the creation of new assets and the upgrading of existing properties within the portfolio, contributing directly to future business growth and innovation.
Key Responsibilities
Project Delivery (Stages 3–6)

• Oversee the construction and close-out phases of development projects.
• Ensure all developments meet the required standards in quality, cost, scope, and timeline.
• Act as project custodian during construction until handover to Asset Management.

• Assist with concept design, feasibility analysis, and approval processes.
• Support Deal Champions in preparing project submissions for internal committees.

• Support development opportunity assessment and feasibility modelling.
• Manage site developments, design optimisation, and planning approvals.
• Monitor conditions precedent to ensure delivery aligns with Investment Committee expectations.

• Assist in preparing legal and construction contracts, including MOAs, DRAs, and lease agreements.
• Ensure compliance with regulatory documentation and construction contracts (e.g., JBCC, PROCSA).

• Prepare and implement procurement contracts for professionals and contractors.
• Follow approved procurement protocols under the oversight of senior development managers.

• Leverage industry networks to identify new opportunities and secure tenants.
• Build strategic relationships with consultants, JV partners, local authorities, and developers.

• Track and report on development spend, programme progress, and cash flow.
• Assist in budget preparation and financial modelling for viability forecasting.
• Prepare and present project performance reports to executive committees.

• Identify and manage business risks throughout the development cycle.
• Ensure audit findings and policy recommendations are implemented within scope.
• Monitor and report on compliance with relevant regulations and policies.

• Participate in training and personal development aligned with professional growth plans.

POSITION INFO:
Requirements

• Honours degree in Business, Engineering, Architecture, Quantity Surveying, or related property field.
• Minimum of 5 years’ experience in property development or project management, with a focus on delivery.
