Senior Manager: Facilities – Medical Scheme – Pretoria
KPAs
Administration and support:
Facilities Management
ü Identify, evaluate, prioritize and implement energy and water cost optimisation and smart building initiatives to ensure KPI’s are achieved on a sustainable basis;
ü Manage and maintain Green Building rating compliance and documentation process;
ü Maintain building environment to ensure proper insurance coverage;
ü Develop and maintain reporting system that can assist in identifying, managing, monitoring and the evaluation of energy and water management and green building initiatives.
ü Compile and Maintain a Green Building Owner’s Manual complete with green building features, how to lead a green lifestyle, maintenance tasks and other operational information;
ü Business case development and management in respect of prioritized energy and water management, green buildings and alternative/renewable energy initiatives.
ü Staff training and awareness on green features;
ü Provide guidance to stakeholders where necessary.
Building performance
ü Building and management system: BMS System and Database management.
ü Manage and maintain the building’s sustainable features;
- Structure and fabric
- Services Maintenance (Generator, pumps, water systems, lifts and plant room)
- External areas maintenance
- Energy management
- Security infrastructure Management
- Electrical & Mechanical Infrastructure Management
- Space Planning Management Assistance – Office Layout

ü Proactively manage analytics warning system.
ü Electrical Installation
- Back-up power
Operations
ü Representation in project design and site meetings in the case of developments, refurbishments and extensions;
ü Monitors the effective implementation of the Health and Safety procedures and provide for their updating in line with changes in Legislation;
ü Conduct both internal and external safety audits;
ü Support Services:
- Waste Management Service Provider Management
- Security Service Provider Management
- Landscaping Maintenance Management
- Other services management
ü Direct the development, implementation and monitoring of an effective strategy to mitigate risk, maintain continuity of operations, and provide for the safety and security of all employees;
ü Report on building performance;
ü Create and maintain all relevant Facilities Policies
ü Inputs into Disaster Recovery & business continuity planning.
Security
ü Accountable for the delivery of Security services to ensure the smooth and efficient operation of the security division
ü Develop and implement security policies, protocols and procedures
ü Oversee implementation of approved security programs and confirm the effectiveness of these initiatives and strategies with management and Scheme
ü Manage and respond to all security related incidents, developing strong internal and external relationships to promote early identification and resolution of incidents
Cleaning
ü Manage and oversee the operational management of cleaning process, innovation and protocols as related to a Green Building
ü Ensure correct products are purchased and used in accordance with Green Building standards
ü Ensure IMS Compliance and Health and Safety is a primary function and all mechanisms and processes and procedures are in place, monitored and adhered to at all times
ü Budget, expenses and procurement

Requirements
ü A degree/Post graduate diploma (NQF level 7) environment-related subject or a degree in a related discipline.
ü 1year experience in Green Building Facilities Management
ü 5-8 years experience in Facilities at Managerial Level
ü A working knowledge of building management, preventative maintenance programs, mechanical equipment, air conditioning, fire systems, emergency power and the OHS Act;
ü Registration with South African Facilities Management Association (SAFMA) will be an added advantage.
ü Analytical and problem solving skills;
ü Attention to detail, and the ability to see the implications for the bigger picture;
ü Project Management, including construction related projects;
ü Time management;
ü Have excellent written and verbal communication and interpersonal skills;
ü Technical report writing skills;
ü Sound knowledge and understanding of safety, health and environment;
ü Excellent knowledge of security protocols and procedures;
ü Computer literate on an advanced level;
ü Self-motivated and pro-active;
ü Have excellent presentation skills;
ü Have strong negotiation skills;
ü Have resilient stress management abilities;
