SUMMARY:
A CEO/Managing Director is required to lead a team working at a large upmarket housing estate in Johannesburg North

POSITION INFO:

The CEO/Managing Director will

  • Report into the Homeowners Association Board
  • Work with the entire Homeowners Associations Management Team, Service Providers, Residents and Stakeholders (CoJ, Eskom, Neighbouring Estates, etc) etc
  • Ensure that the Association is operating under sound governance and compliance practices.
  • Ensure that service delivery to residents is prioritised, efficient and effective.

This is a key role in ensuring that:

  • Levy paying residents are serviced effectively and efficiently by the management team.
  • Quality services are delivered.
  • Quality controls are in place.
  • Continuous Communication and resident interaction take place.
  • Conflict, dispute and grievance management is effectively performed.
  • Estate living is enhanced for residents.

Roles and Responsibilities:

  • Develop and execute the Associations business strategies in order to attain the goals of the board and shareholders.
  • Provide strategic advice and input to the board and Chairperson so that they will have accurate view of the associations, its resident sentiment and the industry.
  • Prepare and implement comprehensive business plans and budgets to facilitate achievement by planning cost-effective operations and market development activities.
  • Ensure Association policies and legal guidelines are developed, implemented and communicated all the way from the top down in the association and that they are followed at all times.
  • Communicate and maintain trust relationships with residents, suppliers, business partners and authorities.
  • Oversee the Associations financial performance, investments and other business ventures.
  • Delegate responsibilities and supervise the work of staff providing guidance and motivation to drive maximum performance.
  • Read all submitted reports by lower rank managers to reward performance, prevent issues and resolve problems.
  • Act as the public speaker and public relations representative of the Association in ways that strengthen its profile.
  • Analyse problematic situations and occurrences and provide solutions to ensure the Associations reputation, survival and growth.
  • Monitor and keep updated on market trends, market changes, legislation and forces that influence the Association.

Requirements

  • 20+ years of work experience
  • Bachelor’s degree with honours including a professional certification, e.g., CA(SA), CIA, MBA or similar
  • Proven experience as an Executive, Managing Director or other managerial position.
  • Demonstrable experience in developing strategic and business plans.
  • Strong understanding of finance, governance, risk, compliance, and measures of performance
  • Familiarity with corporate law and management best practices
  • Excellent organisational and leadership skills
  • Excellent communication, interpersonal and presentation skills
  • Experience leading large change projects.
  • Experience performance managing staff, suppliers etc.
  • Outstanding analytical and problem-solving abilities
  • Ability to multi-task, prioritize, and manage time effectively to meet deadlines.
  • High service orientation with proven support experience and ability to adapt/respond to different types of characters.
  • Organised, calm, polite, mature, reliable, self-motivated, proactive, time urgent, active listener and doer
  • Good business knowledge and computer literacy
  • Track record of over-achieving performance
  • Strong phone contact handling skills and active listening
  • Strong writing and communication skills
  • Reference checks will be performed.
  • Criminal and Credit Checks will be performed.

Requirements that will be an advantage:

  • Experience in the real estate industry
  • Exposure to Smart City and sustainability initiatives
  • Experience in dealing with infrastructure type of projects such as roads, dams, plants etc
