CONTRACTS MANAGER/SITE MANAGER
Our client in Kathu, Northern Cape is seeking to employ a contracts manager.
To be responsible for the establishment, construction and completion of a project assigned to the incumbent.
Planning
Plan the establishment of project on sit and liase with management on different needs and communication lines
Plan project with assigned senior site personnel and establish terms of management reference
Weekly meeting with senior site personnel to ensure that there are clear terms of reference for production and management and reporting on progress and problems on site
Weekly meetings with sub-contractors to determine production goals and ensure that sub-contractors adhere to pre-determined production goals
Ensure that every activity to be done are properly planned
Ensure that planning is updated, and methods of recovery stated
Liaise between head office, professional team and client
Administration
Ensure that there is an efficient administrative system on site
Manage administrative clerk on daily basis
Establishment and regulations
Do all planning for site establishment and get site ready for occupation of construction team
Do all planning of senior employees on site and priorities for establishment
Manage sub-contractors in establishment phase
Get site office ready with all the relevant regulations and statutory requirements in mind
Oversee the setting out of building according to approved plan
Construction and Completion
Manage construction on site
Ensure that work is completed within budget and schedule
Manage all VO/CI within guidelines from head office
Sign off on all completed work
Personnel Management
Ensure that all employees do have a clear understanding of the scope of their work and the line function that they report to
Ensure that administration clerk adhere to all the HR guidelines as supplied by head office
Refer all HR matters that does not fall within the HR guidelines of head office to HR manager at head office
Material Management
Plan procurement of site material and liaise with buyer at head office and order material according to procedure, schedule and deliveries within budget and time framework
Manage senior site employees to ensure there is always enough material to maintain smooth supply to sub-contractors
Manage senior site employees and ensure that they adhere to their job description and production goals
Sign off on monthly stock taking by Foreman
Sub-Contractors/Construction Crew
Appoint all sub-contractors within the guidelines of head office and make sure they understand the scope of their work and have clear terms of reference for production
Ensure that senior employees responsible for construction crew and sub-contractors on all site dated activities adhere to their management goals
Compile and submit site progress reports including sub-contractor reports an RFI communication
Ensure clear procedures for sub-contractors’ measurements to be done by senior site employees
Ensure that sub-contractors payment bookings are done on time and accurately
Controlling, coordinating and troubleshooting must be implemented daily
QCP and Compliance
Ensure that QCP program is strictly adhered to by senior site employees
Ensure OHS requirements are strictly adhered to by senior site employees
Ensure SANS 10400 compliance on site
Responsible for compliance to building regulations and council co-ordination and inspection
Training and Motivation
Training of new employees
Motivation of employees to ensure positive work environment
General Clause
The incumbent will be required to perform any reasonable request by a supervisor to help with tasks not directly described in the job description
These tasks may not be of such a nature that specialized statutory training is required
If these tasks are on a higher job level as the incumbent’s job description these tasks may not be required to be performed continuously for longer than three weeks without the incumbent being rewarded with an extra allowance equivalent to the difference in the incumbents remuneration and the remuneration of the job level the incumbent is required to perform
Qualifications
Relevant tertiary qualification and minimum of five years of experience in site management- (BSc Building)
Proven administrative and communication skills.
Proven conflict resolution skills.
Must be able to read building plans and identify discrepancies.
Must understand technical issues from professional team.
Must have knowledge of procedures and guidelines in construction industry.
Proven people skills and planning ability.
Working conditions
The job requires regular hours of work outside of the normal working hours in construction prime time and may be required to work on Saturdays and Sundays. The work is done for the most part outdoors and in a high-risk environment. The job requires sometimes to handle crisis and conflict and the ability to function under stressful situations.
Physical requirements
The job is physically demanding, and the incumbent is required to stand for extended periods of time, lift heavy objects on a regular basis and be able to work in harsh outdoor environments.

SALARY: R79 000 per month plus R25 000 housing allowance
