Senior Contracts Manager - Preference shall be given to applications with firm residential and commercial building project experience

JOB DESCRIPTION:

Summary of the role:
  • This Contracts Manager role reports to the Board of Directors
  • Advises and liaises with Directors, Site Managers, Site Supervisors, Assistant Site Supervisors, Clients, Project Managers, Architects, Engineers, Suppliers, Sub Contractors, SHEQ team, Project Administrator.
Purpose of this role:
The planning, management, coordination and financial control of a construction project for which he/she is assigned to.

Key Performance Areas:
  • Set up of tender budget and operation budget.
  • Monthly cashflow projection and management of income versus expenses.
  • Planning, organizing and maintaining project schedule for production.
  • Managing and leading subordinates.
  • Delegation to subordinates.
  • Negotiation with client, suppliers and subcontractors.
  • Conflict management.

Responsibilities
  • Develop full-scale project plans and associated communications documents.
  • Effectively communicate project expectations to team members and stakeholders in a timely and clear fashion.
  • Liaise with project stakeholders on an ongoing basis.
  • Estimate the resources and participants required to achieve project goals.
  • Draft and submit budget proposals, and recommend subsequent budget changes where necessary.
  • Where required, liaise with other department managers for the acquisition of additional resources from within the company.
  • Determine and assess need for additional staff and/or consultants and make the appropriate recruitments if necessary, during project cycle.
  • Set and continually manage project expectations with team members and other stakeholders.
  • Delegate tasks and responsibilities to appropriate personnel.
  • Identify and resolve issues and conflicts within the project team.
  • Identify and manage project dependencies and critical path.
  • Plan and schedule project timelines and milestones using appropriate tools.
  • Track project milestones and deliverables.
  • Develop and deliver cost reports, progress reports, requirements documentation, and presentations.
  • Proactively manage changes in project scope, identify potential crises, and devise contingency plans.
  • Define project success criteria and disseminate them to involved parties throughout project life cycle.
  • Coach, mentor, motivate and supervise project team members and contractors, and influence them to take positive action and accountability for their assigned work.
  • Build, develop, and grow any business relationships vital to the success of the project.
  • Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project elements.
  • Develop best practices and tools for project execution and management.

Planning Required
  • Monthly MS Project update with contractor’s report.
  • Weekly Trade Date Program update on Excel and to be communicated with sub-contractors.
  • Cost Reports/ Budgets to Directors – monthly. Tracking and improving of operation budget against tender budget.
  • Weekly tracking of liabilities in line with cost report.
  • Progress Certificates to client – monthly.
  • Progress Certificate for subcontractors – monthly.
  • Meetings with Site Staff – daily, weekly.
  • Meetings with Sub contractors - daily, weekly.

Education required:
  • Diploma/Degree in Construction Management, Quantity Surveying or Civil Engineering
  • Construction Contracts – JBCC & NEC
  • OHS Act
  • Construction Regulations
