Maintenance Manager

SUMMARY:
Our client a leading property management company is seeking a Maintenance Manager.

POSITION INFO:

The duties of the Maintenance Manager:

Receiving maintenance-related queries from agents, owners and/or trustees.
Reports are received telephonically, email, inspection reports or on the Fixflo System.
Obtaining quotations for required repairs and submit to agents, owners or trustees for approval.
Instruct contractors to attend to repairs and follow up until works are completed. Keep role players updated.
Report issues to COCT in the event of blocked sewerage or water lines that belongs to council.
Liaise with agents, owners, associates and assessors regarding claims submitted to the BC insurer. Complete, sign and return Agreement of Loss if claim when accepted. Submit dispute on behalf of Body Corporate or owner if claim is repudiated.
List and submit weekly invoices from contractors for payment.
Provide ongoing training, assistance and advise to maintenance staff.
Liaise with owners, agents and or attorneys in the event of a dispute.

List of works includes but is not limited to:

Burst/leaking geysers
Burst/leaking pipes
Leaking/faulty water meters
Leaking/faulty heat pumps
Blocked drains
Water pressure issues
Roof leaks/damages
Balcony leaks/damages
Result damages caused by leaks
Plumbing installations e.g. drainage, soak-aways, etc.
Faulty Electric Fences/Fence installations
Faulty Access Gates
Fibre/DSTV connection issues
Maintenance to communal property
Annual Service of fire equipment for all BC complexes
Gathering Annual Safety Audits for all BC complexes
