Operations Manager - Property

SUMMARY:
The management of the contracted Maintenance, Security, and Cleaning service providers, through their site supervisors, to ensure the delivery of service within agreed budgets. The maintenance and monitoring of procedures and records relating to the Centre’s fabric, mechanical and electrical maintenance. The maintenance and implementation of the Centre’s ‘Planned Preventative Maintenance’ schedule. To ensure all Health, Safety and Environmental statutory obligations and industry best practice procedures and systems are adhered to. To assist in the preparation and maintenance of the Operational R& M budget and capital expenditure budgets.

POSITION INFO:

• Responsible for the planning, development, and implementation of Centre Operations
• Assumes responsibility for the effective operations management of the Centre and facilities
• Assumes responsibility for the security of all the Centre facilities. Conducts scheduled inspections of security systems and implements improvements as necessary
• Responsible for ensuring the efficient and cost effective administration of Centre operations
• Responsible for ensuring professional business relations with vendors, contractors, and trade professionals
• Responsible for effective supervision of Centre personnel, ensuring optimal performance
• Tenant Co-ordination
• Ideally some knowledge of large buildings/structures and their associated mechanical and electrical services, fire systems.
• Experience in the management of contractors, contract procurement and service level agreements.
• Ideally a recognised health and safety qualification with experience in an H&S focused environment with responsibility for managing H&S.
• Good administrative and IT skills (Word, Excel and PowerPoint).
• Good numeracy skills with experience of setting and managing budgets, meeting deadlines and working within financial limits.
• Excellent customer relations skills and an ability to work and integrate in an already established team.
