Area Manager (Property Management)

Failities management

• Ensure that the properties municipal meters are functioning and in good order and report to council any issues which need to be resolved.

• Ensure that all common area and tenant meters are functioning and repaired or replaced where necessary.

• Download metering consumption reports and forward them to debtors where required.

Repairs and maintenance

• Ensure that the properties are well maintained at all times and that all repairs and maintenance carried out are completed within the company’s stipulated turnaround times and that the quality of the work performed is in line with the company’s benchmarks.

• Bring to the attention of management any extra ordinary repairs or maintenance required at the property which may fall outside the agreed annual budget.

Property inspections

• Inspect all properties and their surrounds on a regular basis to ensure that they are clean and well maintained.

• Point out any problems to the building manager and follow up to confirm that these issues are dealt within the required time frame.

Service providers

• Liaise with the various service providers and ensure they are adhering to the established service level agreements.

Compliances

• Ensure the properties and all equipment therein complies with the various municipal and safety regulations.

Customer care

• Follow up and resolve any customer queries or complaints escalated to your office via the building managers or customer care division.

Credit Control

• Provide assistance to the credit control department where necessary.

Staff

• Manage the onsite staff ensuring they receive the necessary support and training they require to perform their duties. Review their performance on a regular basis and take the appropriate action to ensure they are efficient and are managing the properties effectively.

Reporting

• Provide the required reporting timeously and in the agreed format. Reports include but are not limited to the following; Area Managers weekly reports, Monthly building visit reports, lift operation reports, weekly vacancy reports.

Meetings

• Attend meetings related to the assigned portfolio, including Body Corporate and trustee’s meetings which may take place outside regular working hours.
