Job Title: Commercial Property Caretaker

Location: Brakpan (On-Site)

Type of Employment: Full-Time

Salary: Up to R10 000.00 Depending on Experience

Key Responsibilities:

• Act as the primary point of contact for commercial tenants, addressing inquiries, concerns, and facilitating positive relationships.
• Conduct regular check-ins to assess tenant satisfaction and address any issues promptly.
• Manage accounts receivable and payable for the commercial properties.
• Generate and distribute monthly invoices to tenants. Ensure timely collection of rental payments.
• Work closely with the accounting team to reconcile financial records.
• Supervise a team of 3 maintenance personnel and 1 cleaner, assigning tasks and ensuring timely completion.
• Coordinate and oversee routine maintenance, repairs, and renovations in collaboration with maintenance staff and external contractors.
• Obtain and evaluate quotes for building fixtures, repairs, and maintenance projects.
• Negotiate contracts with vendors and contractors, ensuring cost-effectiveness and quality of service.
• Maintain accurate records of property-related transactions, leases, and maintenance activities.
• Prepare regular reports for property owners and management regarding financial and operational performance.

Requirements:

• Proven experience in commercial property management, with a focus on accounts and tenant relations.
• Familiarity with property management software is an advantage.
• Previous experience managing accounts receivable and payable.
• Knowledge of financial reporting and reconciliation processes.
• Demonstrated leadership skills in managing a team of maintenance and cleaning personnel.
• Ability to effectively delegate tasks and ensure a high standard of work.
• Excellent communication and interpersonal skills.
• Ability to communicate effectively with tenants, maintenance staff, vendors, and management.
• Strong organizational skills to manage accounts, invoices, and maintenance schedules simultaneously.
• Attention to detail in financial and property records.
• Ability to identify and solve issues related to tenant concerns, maintenance challenges, and accounts discrepancies.
• Willingness to be on-call for emergencies outside of regular working hours.
• Flexibility to address urgent maintenance and tenant issues.
