National Financial Manager (Stellenbosch)

SUMMARY:
The National Finance Manager's responsibility is to interpret financial and operational information, translate it into strategic business insights, and support informed portfolio-level and asset-level decision-making. The role is commercial, analytical, operational, and strategic in nature, focusing on asset performance, portfolio analysis, strategic planning, feasibility analysis, capital expenditure motivation, value enhancement initiatives, and regional financial oversight.
The position is based at the Stellenbosch Head Office and requires close collaboration with regional management, property management, leasing, facilities, finance, and executive teams.

Qualifications & Experience:

• Bachelor's Degree in Finance, Accounting, Property Studies, Commerce, Economics, or related field.
• CA(SA), CIMA, ACCA, CFA, or equivalent professional qualification advantageous.
• Minimum 8–10 years' experience in property finance, asset management, commercial finance, corporate finance, or investment analysis.
• Minimum 5 years' experience in a senior financial leadership role.
• Experience managing multi-regional portfolios.
• Proven experience in budgeting, forecasting, feasibility studies, and strategic financial planning.

• Advanced Excel and financial modelling skills.
• Strong analytical and commercial acumen.
• Excellent report writing and presentation skills.
• Strong leadership and stakeholder management abilities.

• Interpret portfolio and asset-level financial and operational performance against approved budgets, forecasts, and feasibility models across all regions.
• Analyse variances, identify underperformance, risks, and opportunities, and prepare strategic recommendations for Executive Management.
• Identify income leakage, cost inefficiencies, and value erosion risks.
• Financial Analysis, Budgeting & Forecasting
• Lead national budgeting, forecasting, and financial planning processes.
• Interpret management accounts, budgets, and forecasts and translate financial results into commercial insights.
• Prepare portfolio-level forecasts, cash flow projections, and scenario analyses.
• Develop and maintain executive dashboards and performance reporting.
• Support regional operational leaders in achieving profitability and budget targets.
• Capex Planning, Feasibilities & Exco Submissions
• Lead annual capital expenditure planning across the Western Cape, Eastern Cape, and Gauteng portfolios.
• Prepare financial feasibilities and return-on-investment analyses for refurbishments, upgrades, redevelopments, and change-of-use opportunities.
• Monitor approved projects against budget, timelines, and strategic objectives.
• Conduct post-investment reviews to assess performance against expected returns.
• Strategic Asset Management & Decision Support
• Support acquisition and disposal assessments through detailed financial modelling.
• Prepare investment memorandums and strategic recommendations.
• Assist Executive Management with long-term portfolio and growth strategies.
• Track implementation and performance of approved strategic initiatives.
• National Operational Oversight
• Ensure consistency in reporting standards, controls, and operational practices.
• Oversee debtor and creditor management processes from an operational and performance perspective.
• Review operating cost structures and identify efficiency improvement opportunities.
• Escalate material financial, operational, and asset performance risks to Executive Management.
• Leadership & Team Management
• Promote collaboration and alignment across regions.
• Ensure consistent implementation of financial and operational policies.
• Executive Reporting & Governance
• Provide regular financial and operational commentary to Executive Management.
• Ensure compliance with all governance, policy, and reporting requirements.
