Property Dealmaker - Midrand

SUMMARY:

Role Purpose

The Dealmaker is responsible for identifying, securing, and concluding leasing opportunities across commercial, logistics, and warehousing property portfolios. The role focuses on generating new business, attracting prospective tenants, managing lease negotiations, and driving deal closure while collaborating with internal stakeholders to support portfolio growth and maximise occupancy levels.

Key Responsibilities

Business Development

• Identify and secure new tenant opportunities across existing and future developments.
• Develop and maintain strong relationships with prospective tenants, brokers, industry stakeholders, and business networks.
• Proactively source new business opportunities through market engagement and networking activities.
• Collaborate with internal teams to develop strategies that support leasing objectives and portfolio growth.
• Monitor market trends and competitor activity to identify opportunities and mitigate risks.
• Support the development and implementation of leasing and marketing initiatives.

Lease Negotiation and Deal Closure

• Manage the full leasing process from prospect identification through to signed lease agreements.
• Negotiate commercial lease terms and conditions that align with business objectives.
• Ensure all required client information, documentation, and approvals are obtained.
• Coordinate internal approval processes and stakeholder engagement to facilitate successful transactions.
• Work closely with legal and operational teams to ensure efficient execution of lease agreements.
• Maintain accurate records of negotiations, transactions, and lease documentation.

Stakeholder and Relationship Management

• Establish and maintain strong relationships with tenants, brokers, developers, local authorities, and other industry stakeholders.
• Act as a key point of contact for prospective and existing tenants during the leasing process.
• Foster long-term relationships that support tenant retention and future business opportunities.
• Engage with internal stakeholders to ensure alignment between leasing, development, and asset management objectives.

Database Development and Prospecting

• Develop and maintain a comprehensive prospect database.
• Conduct ongoing canvassing activities to identify new opportunities and expand market reach.
• Track market intelligence and maintain accurate records within the CRM system.
• Generate qualified leads and maintain a healthy pipeline of future opportunities.

Reporting and Market Analysis

• Prepare and submit regular leasing activity reports.
• Monitor leasing performance against targets and objectives.
• Provide market feedback, competitor analysis, and industry insights to management.
• Maintain accurate forecasting and pipeline reporting.

Risk and Compliance Management

• Ensure compliance with all applicable legislation, policies, and procedures.
• Adhere to company governance and risk management requirements.
• Assist with the implementation and maintenance of internal controls and processes.
• Address audit findings and implement corrective actions where required.

Self-Development

• Maintain industry knowledge and awareness of market developments.
• Participate in training and development initiatives.
• Continuously improve professional knowledge and skills relevant to the role.

 

POSITION INFO:
Role Requirements Qualifications Bachelor's Degree or relevant Property-related qualification. Registered with the PPRA. Valid Fidelity Fund Certificate. PDE 4 Certification. Experience Minimum 5 - 10 years' experience in a similar property leasing, development, or business development role. Proven experience negotiating and concluding commercial leasing transactions. Strong understanding of commercial, logistics, and industrial property markets. Experience managing property development-related transactions. Established network within the property industry. Knowledge Commercial property leasing principles and practices. Property development processes and lifecycle. Real estate market dynamics and industry trends. Contract negotiation and lease administration. Property legislation and regulatory requirements. CRM systems and pipeline management.
