POSITION INFO:
Key Responsibilities Regional Property Leadership Lead and develop Property Management, Administration and Operations teams Drive operational excellence across the regional portfolio Develop and implement strategic operational plans Improve business performance and service delivery Coach and mentor high-performing property professionals Portfolio Management Manage a diverse commercial property portfolio Maximise occupancy, rental income and asset performance Protect and enhance long-term property value Drive tenant retention and customer satisfaction Identify opportunities to improve portfolio performance Financial Management Prepare and manage annual operating budgets Control CAPEX and OPEX expenditure Manage rental income and operating costs Analyse financial performance and reporting Identify cost-saving initiatives and operational efficiencies Property Operations Oversee the day-to-day operations of the regional portfolio Ensure service level agreements are achieved Monitor contractor performance Drive operational best practice across all properties Ensure exceptional tenant service delivery Facilities & Maintenance Oversee preventative and reactive maintenance programmes Manage refurbishment and capital improvement projects Monitor contractor quality and performance Ensure maintenance budgets are effectively managed Protect the long-term integrity of all assets Tenant & Lease Management Build and maintain strong tenant relationships Manage lease compliance and tenant satisfaction Oversee rental collections and credit control Manage arrears recovery processes Ensure utilities recoveries and operational efficiencies Business Development Identify new Property Management opportunities Support business growth initiatives Build relationships with landlords and investors Expand third-party property management opportunities Contribute to portfolio growth strategies Risk, Compliance & Governance Ensure compliance with all relevant legislation Manage operational and financial risk Implement governance and compliance frameworks Monitor audit findings and corrective actions Ensure compliance with company policies and industry regulations Reporting Prepare executive management reports Analyse regional operational and financial performance Monitor portfolio KPIs Present recommendations for business improvement Report on portfolio growth opportunities Minimum Requirements Bachelor's Degree in Property Studies, Property Management or a related qualification Minimum 8-10 years' Commercial Property Management experience Minimum 4-6 years' management experience Proven experience managing a commercial property portfolio Strong commercial and financial acumen Experience leading multidisciplinary teams Excellent communication and stakeholder management skills Experience managing CAPEX and OPEX budgets Strong understanding of commercial lease agreements Valid South African driver's licence Highly Advantageous Commercial Property experience Retail Property Management Industrial Property Management Property Investment Asset Management Facilities Management Portfolio Management Credit Control Utilities Management Contractor Management Business Development Financial Analysis Budget Management Risk Management Key Skills Regional Property Manager Commercial Property Management Property Portfolio Management Property Investment Asset Management Facilities Management Operations Management Commercial Leasing Lease Administration Property Operations Financial Management Budget Management CAPEX Management OPEX Management Credit Control Rental Collections Utilities Management Building Maintenance Contractor Management Project Management Risk Management Compliance Leadership Stakeholder Management Business Development Why Join This Opportunity?
