Reputable Property Developer is looking for a Site Manager with Luxury / High-end Residential Development experience to take overall responsibility for the day-to-day management, coordination and delivery of construction activities on site

POSITION INFO:
SITE MANAGER ( Luxury Residential Development), Alberton Gauteng, Package Negotiable. ROLE PURPOSE Reputable Property Developer is looking for a Site Manager with Luxury \/ High-end Residential Development experience to take overall responsibility for the day-to-day management, coordination and delivery of construction activities on site, ensuring that projects are completed safely, to the required quality standards, within programme and in accordance with approved drawings, specifications and project requirements. The ideal candidate will have substantial hands-on experience managing high-end\/luxury residential construction, preferably including multi-storey or high-rise residential projects. KEY RESPONSIBILITIES Site Management - Take overall responsibility for the day-to-day management of construction activities on site. - Plan, coordinate and monitor all site activities in accordance with the approved programme. - Coordinate subcontractors, suppliers, labour and specialist contractors. - Ensure that work is executed in accordance with approved drawings, specifications and construction methodology. - Monitor productivity and ensure that resources are appropriately allocated. - Coordinate sequencing of trades to maintain project progress. - Identify potential delays and implement corrective action. - Maintain effective site organisation, housekeeping and workflow. Quality Control - Maintain high construction and workmanship standards consistent with luxury residential development. - Inspect completed and ongoing work to identify defects or quality issues. - Ensure that subcontractors rectify defects promptly. - Coordinate inspections and approvals with consultants. - Ensure that finishes, materials and workmanship meet the required quality standard. - Pay particular attention to architectural detailing and high-end finishes. Programme & Progress - Monitor progress against the approved construction programme. - Provide regular progress updates to the Project Manager \/ Development Management team. - Identify programme risks and implement recovery measures. - Coordinate deliveries and construction activities to minimise disruption and delays. - Ensure that critical-path activities are properly managed. Subcontractor Management - Manage and coordinate subcontractors and specialist contractors. - Monitor subcontractor performance, productivity and quality. - Ensure subcontractors comply with project requirements. - Coordinate access, sequencing and handovers between trades. - Assist with resolving site-based disputes and coordination issues. Health & Safety - Ensure compliance with the Occupational Health and Safety Act and project-specific safety requirements. - Monitor site safety practices and housekeeping. - Ensure that subcontractors adhere to approved safety procedures. - Report and escalate safety concerns appropriately. - Work closely with the appointed Health & Safety personnel. Technical & Construction Coordination - Read and interpret architectural, structural and engineering drawings. - Identify discrepancies or constructability issues before they affect construction. - Liaise with architects, engineers, quantity surveyors and other consultants. - Raise RFIs and obtain clarification where required. Continuing - Technical & Construction Coordination - Coordinate technical information between the professional team and site. - Assist with resolving construction and detailing issues. Project Close-Out - Coordinate snagging and defect rectification. - Manage final inspections and handover preparation. - Ensure outstanding construction items are closed out. - Assist with preparation of as-built information and project handover documentation. EXPERIENCE REQUIRED ± National Diploma or a Degree in Construction Management would be advantageous BUT not essential. ± Approximately 8-12+ years'' construction experience, with 5 years plus experience in a Site Management capacity. ± Proven experience managing high-end\/luxury residential projects. ± Experience managing substantial residential developments and\/or luxury homes. ± High-rise or multi-storey residential construction experience is strongly preferred. ± Experience managing multiple subcontractors and specialist trades. ± Strong understanding of construction sequencing and programme management. ± Proven exposure to high-quality architectural finishes and detailed residential construction. ± Experience working with professional consultants, architects, engineers and quantity surveyors. ± Candidates with a strong hands-on construction background and proven Site Management track record should be considered even where they do not hold a formal construction qualification. ± Construction planning and sequencing. ± Subcontractor management. ± Programme monitoring. ± MS Office \/ construction reporting systems.
