Contracts Manager CAPE TOWN

We are looking for an experienced Contracts Manager to lead and oversee construction and renovation projects within the commercial property sector. The ideal candidate will have a solid track record of managing contracts from pre-construction through to handover, ensuring quality delivery, compliance, and profitability. Projects include new builds, renovations, and alterations where we act as the main contractor.

Key Responsibilities

• Manage full contract lifecycle on commercial property projects (buildings, renovations, alterations)

• Coordinate project planning, budgeting, procurement, and timelines

• Oversee site operations and liaise with project teams, subcontractors, and consultants

• Ensure compliance with legal, safety, and contractual requirements

• Monitor project performance and budgets to ensure profitability

• Handle contract negotiations, extensions, and variations

• Conduct site visits and ensure work is carried out to design and quality specifications

• Report on project progress to stakeholders and resolve site or contractual issues

• Maintain strong documentation and project recordkeeping

• Ensure all projects are completed on time, within budget, and to the highest standard

Minimum Requirements

• Minimum 5–10 years of experience in Contracts Management within the construction sector

• Proven experience with commercial building projects as the main contractor

• Relevant qualification in Construction Management, Quantity Surveying, or similar

• Strong knowledge of construction contracts (JBCC, FIDIC, NEC, etc.)

• Solid understanding of building regulations, health & safety standards, and quality control

• Excellent communication, negotiation, and leadership skills

• Ability to manage multiple projects and teams concurrently

Advantageous

• Professional registration (e.g., SACPCMP, CIOB)

• Experience with green building certifications or high-spec tenant installations

• Exposure to both private and public sector contracts
