Purpose of the Role
We are seeking an experienced Intermediate to Senior Quantity Surveyor who is capable of independently managing the full Quantity Surveying and commercial function from project commencement through to final account.
The successful candidate should ideally have approximately 10 years' relevant Quantity Surveying experience within the building construction industry, preferably gained within a main contractor environment.
This is a hands-on commercial role requiring strong tendering, subcontractor management, procurement, cost control, payment certification, reporting and contract administration capabilities across the full lifecycle of building projects.
POSITION INFO:
Key Responsibilities Tendering & Subcontractor Management Prepare and manage labour-only, domestic and selected subcontractor tenders . Prepare tender documentation, enquiries and pricing schedules. Analyse and adjudicate subcontractor and supplier quotations. Conduct commercial comparisons and make recommendations for appointments. Negotiate commercial terms with subcontractors and suppliers. Prepare and manage subcontractor appointments. Monitor subcontractor performance from a commercial and contractual perspective. Evaluate subcontractor claims and progress. Prepare and process subcontractor payment certificates. Manage variations and commercial adjustments throughout the project. Assist with the preparation and agreement of final accounts. Full Quantity Surveying Function Perform the complete Quantity Surveying function from project start to completion . Interpret drawings, specifications, BOQs and contractual documentation. Carry out measurements and quantity take-offs. Monitor project costs against budgets and allowances. Identify potential cost overruns and commercial risks at an early stage. Manage variations, additional works and changes to scope. Maintain accurate commercial and contractual records. Conduct valuations of work completed. Prepare cost forecasts and cost-to-complete reports. Manage project cash flow from a commercial perspective. Assist with contractual and commercial correspondence. Compile and manage project final accounts. Interim Payment Applications Measure and value completed works. Compile and submit interim payment applications . Ensure supporting documentation is complete and accurate. Follow up on valuations, certifications and outstanding payments. Reconcile certified amounts against submitted claims. Maintain accurate records of applications, certificates and payments. Procurement Manage the commercial aspects of project procurement. Obtain and evaluate quotations from suppliers and subcontractors. Prepare procurement comparisons and recommendations. Ensure procurement is aligned with project budgets and programmes. Monitor committed expenditure against approved budgets. Liaise closely with site management, project management, suppliers and subcontractors. Commercial Management & Reporting Take responsibility for the ongoing commercial management of assigned projects . Prepare regular project cost and commercial reports. Monitor budgets, actual expenditure, commitments and forecasts. Report on project profitability and financial performance. Identify commercial risks and opportunities. Maintain accurate records of variations, claims, payments and contractual matters. Provide management with accurate and timely commercial information. Work closely with Project Managers, Site Managers and senior management to ensure projects remain commercially viable. Minimum Requirements BTech in Quantity Surveying or equivalent relevant qualification. Approximately 10 years' functional Quantity Surveying experience . Strong experience within the building construction industry . Experience across a variety of building projects will be considered, including commercial, residential and industrial developments. Strong preference for candidates with experience working for a main building contractor . Candidates currently working for a subcontractor may be considered provided they have previous main contractor experience and can demonstrate full QS capabilities . Proven ability to manage the full QS function independently from start to finish . Strong experience in subcontractor tendering, adjudication, appointments, valuations and payments. Proven procurement and commercial management experience. Experience preparing and submitting interim payment applications. Strong cost management, reporting and financial control capabilities. Software Requirements Candidates should have working experience with: CCS EJM or similar commercial\/construction management software such as BuildSmart Microsoft Excel Microsoft Word Professional Registration Professional registration is not required for this position. Candidate Profile The ideal candidate will be: Commercially astute and financially disciplined. Strong with figures, measurements and contractual documentation. Capable of independently managing the commercial aspects of a construction project. Confident when dealing with subcontractors, suppliers, consultants and project teams. Strong in negotiation and subcontractor adjudication. Highly organised with excellent attention to detail. Able to work effectively in a predominantly site-based environment. Capable of managing multiple commercial priorities and deadlines. Proactive in identifying project risks, cost overruns and commercial opportunities. Location The position will primarily service projects in Johannesburg and Pretoria and will be mainly site-based , although some office-based work may be required. Candidates who are currently based in Gauteng are preferred . However, suitably qualified candidates who are willing to relocate to Gauteng will also be considered. Experience Level The preferred candidate will have approximately 10 years of relevant, hands-on QS experience and will operate at an Intermediate to Senior Quantity Surveyor level . Candidates with 15+ years' experience may also be considered at Senior QS level, provided their experience is directly relevant to the building construction sector and the requirements of the position.
