A leading property investment and property management company is seeking an experienced Senior Portfolio Manager / Portfolio Executive to join its senior management team in Cape Town, Western Cape.

Reporting directly to the General Manager, this is an exceptional opportunity for an accomplished Senior Portfolio Manager, Portfolio Executive, Regional Portfolio Manager, or Head of Property looking to step into a high-impact senior management role.
As the second-in-command (2IC) to the General Manager, you will oversee the operational performance of approximately 50 retail, commercial, and mixed-use properties, leading senior management teams while driving operational excellence, portfolio performance, tenant satisfaction, and long-term asset value.
This role requires a commercially astute, high-energy property professional with extensive retail property management experience, exceptional leadership capability, and a proven track record managing multiple shopping centres and geographically dispersed property portfolios.

About the Role

As the Senior Portfolio Manager / Portfolio Executive, you will provide strategic and operational leadership across a significant retail property portfolio while supporting the General Manager in achieving business objectives.

Working closely with the Leasing, Marketing, Finance, Facilities Management, Asset Management, and Property Management teams, you will ensure the portfolio operates efficiently, remains commercially competitive, and delivers exceptional results for owners, tenants, retailers, and stakeholders.
This is a senior management position suited to a hands-on property professional who enjoys leading people, improving operational performance, supporting leasing strategies, driving financial performance, and maximising the value of retail property assets.

POSITION INFO:
Key Responsibilities Portfolio Leadership Support the General Manager in delivering strategic and operational objectives Lead the operational performance of approximately 50 retail, commercial, and mixed-use properties Develop and implement portfolio-wide operational strategies Drive portfolio performance, operational excellence, and customer experience Maximise occupancy, revenue growth, and long-term asset performance Property Operations & Portfolio Management Oversee the day-to-day management of multiple shopping centres and commercial properties Ensure consistent operational standards across the portfolio Conduct regular property inspections and identify opportunities for operational improvement Protect and enhance the long-term value of company-owned assets Drive best-practice retail property management across the portfolio Leadership & Team Management Lead, mentor, and develop Portfolio Managers, Centre Managers, Facilities Managers, and operational teams Manage senior management teams across multiple regions Foster a high-performance culture focused on accountability, customer service, and operational excellence Support succession planning and leadership development Leasing, Marketing & Commercial Performance Partner with Leasing teams to maximise occupancy and tenant retention Work closely with Marketing teams to improve shopping centre performance and customer engagement Collaborate with Finance and Asset Management teams to optimise portfolio performance and investment returns Support strategic leasing initiatives, retailer mix optimisation, and revenue growth Facilities Management & Operational Excellence Oversee facilities management strategies across the portfolio Ensure preventative maintenance programmes are effectively implemented Manage contractor performance, supplier relationships, and service level agreements Ensure all shopping centres are maintained to the highest operational and presentation standards Financial Management Oversee operational budgets, CAPEX, OPEX, and portfolio expenditure Monitor financial performance and identify opportunities for cost optimisation Support budgeting, forecasting, procurement, and capital expenditure planning Analyse portfolio performance and implement commercial improvement initiatives Compliance & Risk Management Ensure compliance with OH&S legislation, statutory requirements, and property legislation Manage portfolio risk, governance, and business continuity initiatives Ensure compliance across all retail, commercial, and mixed-use assets Minimum Requirements Minimum 10 years' experience in retail and commercial property management Proven experience managing multiple shopping centres or retail property portfolios Extensive experience as a Senior Portfolio Manager or Portfolio Executive within a property investment or property management environment Demonstrated experience leading senior management teams Strong experience in leasing, marketing, facilities management, financial management, and property operations Experience managing large, geographically dispersed portfolios of approximately 50 properties Strong commercial, operational, and strategic management capability Valid driver's licence Key Competencies Senior Portfolio Management Portfolio Executive Leadership Retail Property Management Commercial Property Management Shopping Centre Management Property Portfolio Management Property Operations Asset Management Facilities Management Leasing Strategy Financial Management Budget & Cost Control CAPEX & OPEX Management Tenant Relationship Management Contractor Management Stakeholder Engagement Operational Excellence Commercial Acumen Team Leadership Who We're Looking For We're looking for a driven, commercially focused property professional who: Has extensive experience managing multiple shopping centres and retail property portfolios Has successfully led senior management teams within a property management environment Is a hands-on leader who enjoys being operationally involved Possesses strong commercial, financial, operational, and strategic management skills Builds long-term relationships with tenants, retailers, contractors, and stakeholders Thrives in a fast-paced, high-performance environment Is energetic, proactive, resilient, and passionate about delivering exceptional portfolio performance Why Apply?
