SUMMARY:
Job Description:
Seeking an experienced Senior Sectional Title Portfolio Manager to take the lead in managing a select group of high-end estates in the Western Cape. This role blends operational oversight, governance, compliance, and community engagement.

POSITION INFO:
Key funtions:
Oversee Estate Operations:
Manage day-to-day site activities including security, maintenance, landscaping, and contractor performance.

Conduct Site Inspections:
Regularly inspect common areas to ensure adherence to quality standards, health & safety regulations, and estate rules.

Financial Management:
Handle levy billing, collections, and arrears. Prepare budgets, monthly management reports, and manage reserve fund planning.

Governance & Compliance:
Coordinate and attend AGMs, SGMs, and Trustee meetings in compliance with STSMA and CSOS. Maintain statutory records and trustee correspondence.

Resident Communication:
Maintain accurate resident databases, manage newsletters and alerts, and implement effective communication and engagement strategies.

Risk & Legal Compliance:
Ensure estates comply with OHSA, POPIA, FICA, SARS requirements, and local bylaws.

Technology Oversight:
Administer estate access systems, security surveillance tools, and resident portals. Identify opportunities to improve sustainability and efficiency through technology.

What We’re Looking For

5+ years’ experience in Sectional Title or estate management
Sound knowledge of STSMA, CSOS, OHSA, POPIA, and related legislation
Strong financial acumen and reporting skills
Excellent administrative, leadership, and interpersonal skills
Tertiary qualification in Property or Facilities Management preferred
Experience with large residential estates is advantageous
Must have a valid license and a reliable vehicle
