Contracts Manager opportunity , Cape Town

JOB DESCRIPTION:

CONTRACTS MANAGER , Cape Town
High energy , hands on manager required to take full responsibility for a high end building developments. Minimum at least 13 years relevant contracting experience , min qualification Dip/Deg in Construction Management, Quantity Surveying or Civil Eng. SACPCMP registration an advantage. Experience with MS Projects, Candy (CCS) and Buildsmart , must have exposure to JBCC & NEC, OHS Act, Construction Regulations.
Overall responsibility for the planning, management, coordination and financial control of the project for which he/she is assigned to including following: -
·Report to the Operations manager / Commercial manager.
·Liaise with Directors, all site staff, subcontractors, the professional team, suppliers and all other relevant contacts.
·Set up of tender budget and operation budget.
·Monthly cashflow projection and management of income versus expenses.
·Planning, organizing, and maintaining project schedule for production.
·Managing, delegating and leading subordinates.
·Negotiation with client, suppliers and subcontractors.
·Full-scale project plans and associated communications documents.
·Communicate and liaise with project
stakeholders on an ongoing basis.
·Estimate the resources and participants
required to achieve project goals.
·Draft and submit budget proposals,
recommend subsequent budget changes where necessary.
·Liaise with department managers for the acquisition of additional internal resources
·Set and continually manage project expectations with all stakeholders.
·Identify and resolve issues and conflicts within the project team.
·Identify and manage project critical path.
·Plan, track and schedule project timelines , deliverables and milestones
·Cost and progress reports, requirements documentation, and presentations.
·Manage changes in project scope, identify potential crises, and devise contingency plans.
·Monthly MS Project update with contractor’s report.
·Coach, mentor, motivate and supervise subordinates
·Project post-mortems/recommendations report to identify successful and unsuccessful elements.
·Cost Reports/ Budgets to Directors , monthly, operation budget against tender budget.
·Monthly Progress Certificate, Progress Certificates, meetings with client
·Meetings, monthly certificates, progress certificates with Sub contractors
