2. Key Responsibilities

• Prepare draft monthly management accounts for our client’s entities, including building-level reporting, for review by the Financial Manager.
• Review general ledger accounts, journals, accruals, and balance sheet reconciliations.
• Maintain fixed asset registers and ensure accurate operating expenditure classification.
• Compile audit schedules and support external audit processes.
• Execute all assigned month-end tasks in accordance with our client’s financial timetable.

• Enforce our client’s procurement and P2P workflow requirements, ensuring correct documentation and approvals.
• Maintain strong internal controls over financial transactions and supporting evidence.
• Complete VAT reconciliations and submissions and manage SARS correspondence.
• Support financial documentation for utilities accuracy and municipal queries.
• Maintain accurate, complete audit trails across all entities.

• Monitor building-level financial activity, including arrears trends, occupancy-related impacts, utilities variances, and cost behaviour.
• Review rent rolls and monthly management outputs generated via MDA.
• Review and verify utilities recoveries and consumption variances, collaborating with Finance, Operations, and Utilities teams to escalate and resolve discrepancies.
• Assist with the integration of financial data for new acquisitions and system transitions.

• Maintain up-to-date reconciliations and payment files to support payment scheduling by the Financial Manager.
• Track vendor balances and highlight irregularities, outstanding issues, or cost spikes.
• Provide accurate financial information required by the Financial Manager to support funding and cashflow planning.
• Assist with monitoring cash movements and ensuring correct allocation of payments and receipts.
• (The Financial Manager retains ownership of cashflow planning, funding decisions, and payment strategy.)

• Ensure accurate execution of all financial workflows within our client’s digital ecosystem.
• Strengthen data quality across finance-related systems by maintaining clean, structured, and accurate inputs.
• Support continuous financial process improvements and help standardise controls across departments.
• Provide system support and guidance to users on finance workflows when required.

• Provide accurate financial data and reconciliations to Operations, Property Management, Letting, Maintenance, and Utilities teams.
• Supply the Financial Manager with reliable schedules, variance analysis, and supporting documentation for budgeting and cost reviews.
• Prepare financial inputs and supporting schedules for reports compiled by the Financial Manager or Head of Finance.
• Assist in departmental and portfolio reviews by providing data-driven insights.
• (The Financial Manager retains leadership of budgeting, cost-control strategy, and board reporting.)
